First of all I would like to commend Joanne Baines and Noel McMinn on their efforts whilst our house was under construction.
Orbit Homes have made us one very happy family and we love our new home.
Noel is the perfectionist that made sure that everything was done to the highest standard, while Joanne kept us fully informed and was always available to answer all our questions and make sure that any enquires or concerns we had were answered immediately.
Even if you have bad credit - you can get a bad credit loan and live in your won house!
Orbit Homes Builders have done an excellent job and displayed first class customer service skills.
I would have no hesitation in recommending Orbit Homes to any family or friends in the future.

"My experience with Orbit Homes..."
My experience with Orbit Homes has been a disaster.
From water pipes in the middle of the lounge room and none in the kitchen,
severed sewer pipes and storm water drains during construction,
backhoe colliding into the house on two occasions only five minutes apart,
and flooding of the whole inside of the house while completing plumbing after
the carpets have been laid.
What builder does this?
This building outfit could never be recommended.
They commenced my home last November 2007 and after setting about four presentation dates,
have not been able to meet one; consequently now in the middle of October 2008 we are wondering if it will ever be finished.
They have surely gone downhill over the last couple of years.
I think their problem is they are too busy setting up display homes and signing people up,
that they cannot deliver. My house was set down for completion in June;
it will be at least November before we move in.

"Orbit Homes - Good Design and Quality But..."
Orbit Homes did a very good job with my house. Design for the price (200k range) was the best among all the home builders in Victoria.
We started in January 2008 and progress was satisfactory. Then Orbit Homes got more orders and things were little slow.
At the end we have got the house with great quality and the best design. But... Orbit Homes may need to be a bit stringent with time if they want to fully satisfy everyone.

"Orbit Homes - Check the Land and House Packages first"
Orbit Homes provides information about land and house packages (Melbourne and Brisbane). You can easily compare their prices with others. So far I found them competitive. Good designs and good prices. Selection of houses is also adequate. I did hear some negative comments about the speed of delivery and administrative issues.

Orbit Homes has very good designs and good quality. They do have some problem with timing their work. As for time penalties try to negotiate a bit higher than $15.

Orbit Homes is building next door. House looks huge. I spoke with neighbours and they said that they have got the best price for the size. Orbit Homes has good selection. I have noticed that Orbit Homes guys rush things. Because of good prices they have more clients (but the same number of their staff).

My experice with Oribit homes is very bad and office staff in the headoffice are hopeless. Customer server manager do not deserve her job and she is just to backup with who she goes along well. Asked about address where I can write my complaints, she advised all written complaints needs to go through her - customer service manager itself is a problem.
